In traditional design-bid-build, an owner hires an architect separately, develops construction documents, then bids the project to contractors. In design-build, a single firm manages both design and construction under one contract. The result is fewer disputes between parties, tighter budget control, and faster delivery. Deugen serves as your single point of contact from site selection through your certificate of occupancy.

Design-build typically reduces total project cost by eliminating errors at the design-construction handoff, catching budget problems before they are locked into drawings, and compressing the overall schedule. On most commercial projects in the $5 to $15 million range, design-build clients see 15 to 20 percent faster delivery and materially fewer change orders than traditional delivery.
Our primary focus is industrial buildings, self-storage facilities, and manufacturing plants between $5 million and $15 million across North Jersey. The ideal project is around $10 million, substantial enough to benefit from integrated design-build leadership, but below the threshold where national firms compete most aggressively.
Owner-initiated scope changes are discussed transparently and priced as new scope before any work begins. What we do not do is issue change orders for costs we missed, subcontractor overruns, or unforeseen site conditions we should have anticipated. On our U-Haul project in Saddle Brook, we absorbed additional costs rather than send the client a single change order.
