Why Developers and Business Owners Choose Design-Build

Traditional design-bid-build puts architects, engineers, and contractors on separate contracts, leaving you to manage the gaps. Design-build eliminates that friction. One firm, one contract, one team that owns every decision from the first sketch to the final certificate of occupancy.

A Single Point of Accountability

When design and construction are split across separate firms, problems find cracks to fall through. With Deugen, there are no cracks. We are responsible for every phase, every subcontractor, and every budget line. If something costs more than we quoted, we absorb it. Your number does not change.

Faster Timelines Without Cutting Corners

Coordinating a separate architect while a contractor waits burns weeks. Design-build compresses the schedule by running design and preconstruction in parallel. On most projects, our clients break ground 15 to 20 percent faster than they would through a traditional delivery method, with no compromise on quality.

Accurate Budgets from Day One

Most contractors bid low and make it back on change orders. Deugen’s design-build model means our cost estimators are involved from the first site plan, not after design is locked. We identify cost issues early, when they are cheap to fix, and deliver a number you can take to the bank.

U-Haul Saddle Brook, NJ

Design-Build From Site Plan to Delivery: 124,846 SF for U-Haul

When U-Haul engaged Deugen for a new self-storage facility in Saddle Brook, NJ, they handed us a blank site and a budget. Deugen coordinated architects, engineers, and permitting under one contract, built to their exact specifications, and delivered the completed facility on time and without a single change order. No architect disputes. No contractor blaming the engineer. One team, one price, one result. U-Haul has since continued to partner with Deugen on future projects.

— The Philosophy Behind Every Deugen Project

The Deugen Design-Build Process

Step 01 Discovery and Feasibility

We start by listening. We analyze your site, budget, timeline, and business objectives to determine if the project is feasible — and we will tell you honestly if something does not make financial sense before you spend a dollar on design.

Step 02 Design Coordination and Budgeting

Deugen coordinates architects, engineers, and consultants under one umbrella. We develop accurate cost models alongside the design so there are no surprises when the final number arrives — and that number is the number.

Step 03 Permitting and Site Plan Approval

We manage the entitlement process with local municipalities, handling everything from site plan applications to zoning board hearings so your project clears every regulatory hurdle efficiently.

Step 04 Construction and Delivery

With daily reporting, on-site management, and direct owner oversight, your project moves forward with full transparency. We deliver on time, within budget, and to the exact specifications promised in our quote.

Frequently Asked Questions

What Owners and
Developers Ask Us

What is design-build, and how is it different from traditional construction?

In traditional design-bid-build, an owner hires an architect separately, develops construction documents, then bids the project to contractors. In design-build, a single firm manages both design and construction under one contract. The result is fewer disputes between parties, tighter budget control, and faster delivery. Deugen serves as your single point of contact from site selection through your certificate of occupancy.

Not when you account for the full picture. Design-build typically reduces total project cost by eliminating errors at the design-construction handoff, catching budget problems before they are locked into drawings, and compressing the overall schedule. On most commercial projects in the $5 to $15 million range, design-build clients see 15 to 20 percent faster delivery and materially fewer change orders than traditional delivery.

Our primary focus is industrial buildings, self-storage facilities, and manufacturing plants between $5 million and $15 million across North Jersey. The ideal project is around $10 million, substantial enough to benefit from integrated design-build leadership, but below the threshold where national firms compete most aggressively.

Owner-initiated scope changes are discussed transparently and priced as new scope before any work begins. What we do not do is issue change orders for costs we missed, subcontractor overruns, or unforeseen site conditions we should have anticipated. On our U-Haul project in Saddle Brook, we absorbed additional costs rather than send the client a single change order.

Eric Gormeley, Deugen’s owner and CEO, is personally involved in every project. You get his direct cell number on day one. Your project is never handed off to a junior project manager. Fourth-generation construction expertise, available by phone.

Deugen is headquartered in Paramus, NJ and serves North Jersey, Central Jersey, southern New York State (approximately 45 minutes north of the NJ border), and the Lehigh Valley in eastern Pennsylvania. We do not pursue projects in the New York City boroughs or the Philadelphia metro.
